HOW TO BECOME A REAL ESTATE AGENT IN CALGARY

Thinking about a career in real estate? Every REALTOR® in Alberta starts in the same place: getting licensed through the Real Estate Council of Alberta (RECA). Here is the path most new Calgary agents follow:

1. Confirm your eligibility. You must be at least 18 years old, hold a Canadian high school diploma or equivalent, be proficient in English, and complete a Certified Criminal Record Check.

2. Complete the Fundamentals of Real Estate. This is RECA's foundational pre-licensing course. It is self-paced and online, and it covers the legislation, ethics and practical knowledge every Alberta licensee needs.

3. Choose your practice area. Most new Calgary agents complete the Practice of Residential Real Estate course. Commercial, rural and property management streams are also available if you want to specialize later.

4. Pass your exams and apply for your licence. Once you pass the course exams and your application is approved, your licence is issued through a brokerage.

5. Choose your brokerage carefully. In Alberta your licence must be registered with a licensed brokerage, and this is the single most important decision a new agent makes. The right brokerage determines the training you receive, the support behind your first deals, and the culture you work in every day.

6. Join the Calgary Real Estate Board (CREB®). Membership gives you access to the MLS® System, REALTOR.ca exposure, lockboxes, standard forms and professional development.

COMMON QUESTIONS FROM NEW AGENTS

How long does it take to become a real estate agent in Calgary? The education is self-paced. Many students complete licensing within six months to a year while working another job.

Do I need a university degree? No. A Canadian high school diploma or equivalency is the education requirement to enter RECA licensing.

How much does getting licensed cost? Plan for course tuition, exam and licensing fees, plus board membership and startup costs. Contact us and we will walk you through a current, realistic budget before you commit to anything.

What should I look for in my first brokerage? Ask about training frequency, broker availability, mentorship, fee structure and culture. Then visit the office - the difference is easier to feel than to read about.
